RESERVE STUDIES
Condominium and Homeowner Associations, and their members, have a vested common interest in maintaining and preserving their investment. They have a perfunctory obligation to maintaining the major common area components of their property. In order to adequately prepare for anticipated costs of repair and replacement, Associations need to institute a savings plan and establish a reserve fund.
Reserve studies provide a periodic evaluation of an Association’s financial and physical status in relation to its reserve fund. In addition, the study provides insight into the Association’s unique financial position, preparing them so that sufficient reserves are available to accommodate future repair and replacement costs in relation to capital assets.
As a budgeting guide the reserve study allows the Association to establish monthly reserve fund contributions at a stable and evenly distributed level.
